1. I was there October and walked most of Day 1 (or Day 4, depending on direction...) Track condition was good then, but as you've said; A lot of rain lately.
2. Don't know about the Teahouse, but parking depends on if you have a 2wd, High Clearance 2wd, or 4wd... and how confident you are...
There is some space to park before the first Creek Crossing (which is usually shallow, 2wd when normal, non-rainy, conditions) but don't block the farmers gate. You usually see 2wd cars parked there, especially on popular weekends where friends ferry others into Camp with 4wds. Adds a bit to the walk. Second crossing is a little bit deeper, I would suggest high clearance. Not too much suitable parking spaces, but I've seen it done. 3rd can go either way... but 4wd is god to feel comfortable for all 3.
After the 3rd Creek Crossing there is the Day use Area. Parking is right in front of the Start/Finish of the Walk and Sign. Adjacent to a handy Toilet Block.
